Fontessa House, Chester

Student Accommodation

 

Aperion Development secured an appointment as Project Development Director from Cityheart to deliver a 117 bed ‘Direct Let’ student accommodation project at Upper Northgate Street, Chester.  

 

Fontessa House is ideally located on the main road between the city centre and the university campus. The accommodation provides 12 self contained studio flats and 105 en suite cluster bedrooms with shared kitchen/lounge facilities, across two buildings, together with support facilities which include laundry, common room, management suite and car parking.

 

Aperion Developments provided a full development management role from project inception through design and construction to handover to the client, La Salle Investment Management.  This included site acquisition, financial appraisal, feasibility and sensitivity analysis, appointment of consultant design and legal teams, co-ordinating design process to achieve planning approval, negotiating legal terms with purchaser and main contractor, advice on forward funding and sale, tender and appointment of main contractor, liaison with multiple stakeholders and overseeing construction phase to ensure delivery for the commencement of the academic year.

 

Particular challenges that were overcome included; demolition of existing Victorian warehouse premises, the underlying Roman archaeology and, a challenging programme for completion.
